Rowlett Sites and Districts
Rowlett is located 19 miles East of Downtown Dallas on the beautiful shores of Lake Ray Hubbard. Rowlett has several transportation projects under construction. The President George Bush Turnpike (PGBT) Eastern Extension will be complete next year in 2011. The PGBT will connect from Fire Wheel Mall in Garland to Interstate 30 by way of Rowlett. This transportation project cuts through the heart of Rowlett opening up sites all along the way for development. The largest area available for development is 1,000 acres in the North Shore Commercial District which will house medical, light industrial, retail and other commercial development. In addition to the North Shore District, Rowlett has a Downtown area prime for development. Downtown Rowlett will be the end of the line for the Dallas Area Rapid Transit (DART) Light Rail Blue Line currently under construction. This site includes the Downtown Transit Oriented Development (TOD) area along with the Pecan Grove Waterfront Entertainment District of which the City is a major land owner. In addition to these areas, Rowlett has a Southern Waterfront Entertainment District that is located along the PGBT Bridge across Lake Ray Hubbard to Interstate 30. This property is directly across the lake from the Bass Pro development. All of the areas mentioned above are in a Tax Increment Finance (TIF) District. Rowlett’s council and staff are eager to partner with you on quality developments.

In an effort to objectively evaluate the economic and fiscal impact that your development project may have on the City of Rowlett, the City will review and evaluate certain project specific information. Your assistance and cooperation in providing the requested information will assist the City in determining the need for incentives and/or partnerships.
